Building Surveys

Fairclough and Company have many years of experience in carrying out surveys on a range of properties. We regularly undertake surveys on all types of properties, including historic, listed, converted, and commercial buildings. We offer tailored individual reports, customised to suit the needs of both you and your property. We provide you with in depth expert reports you can rely upon.

We offer 3 types of building survey in order to provide home buyers with clear information on the current condition of their prospective new home. This aims to give order to give you peace of mind and to highlight defects prior to purchase.

Our Building Survey is the most comprehensive inspection and report available for a property pre-purchase. This survey is suitable for older or historic properties (pre-1930s), properties of unusual construction, those that have been converted, extensively extended, or altered. This survey is also suitable for commercial properties.

Our Home Report is our own, more comprehensive version, of the RICS Home buyers survey. Our home report is suitable for modern buildings (post 1930s). This version offers a streamlined format suitable for modern properties, but always provides you with a thorough, detailed report.

We also provide a customised survey report for flats, apartments, and maisonettes. The Home (Flat) Report provides you with specific information relating to the purchase of a flat (for example relating to the Lease, details regarding maintenance, and the identification of maintenance liabilities).

Party Walls

Fairclough and Company has been involved with Party Wall matters since the Act became Law across England in 1997. We are members of specialist Party Wall clubs, including the Pyramus and Thisbe Club, which discuss and debate party wall matters on a regular basis. Our expertise enables us to provide you with reliable advice and comprehensive services.

Fairclough and Company can help if you or your neighbour are proposing to undertake work to the Party Wall. We can provide expert advice if you are not sure of your rights or how to proceed. We are practised in the preparation and service of Notices, Awards, and Access/Scaffold Licenses.

Defects Inspections

If you are concerned about a crack, a damp problem, or about a specific element of your home, Fairclough and Company can help.

We can undertake defects inspections of areas of your home in order to investigate and report on individual defects or problems. The aim of this inspection is to identify the probable cause of an issue and give you guidance on how to repair or improve it. We can carry out defects inspections on dampness, condensation, movement, wood rot, structural issues, chimneys, roofs, walls, floors, etc.

We often use specialist equipment such as electronic moisture meters, deep probe monitoring equipment, dry rot sensors, endoscopes, and thermal imaging cameras.

Schedules & Risk Assessments

Fairclough and Company regularly produce schedules, risk assessments, and maintenance reports to help clients, whether they are carrying out an extension or internal alteration, or are a landlord or managing agent.

Fairclough and Company have many years of experience dealing with all aspects of dilapidations, acting for either the Landlord or the Tenant, from determining and explaining Lease covenants and obligations, to taking and preparing schedules of dilapidations and advising Tenants and Landlords on the best way to proceed. We follow the dilapidations protocol and RICS guidance notes in order to negotiate financial settlements for either Landlord or Tenant. We are also able to arrange for the repair and decoration works to be undertaken.

Fairclough and Company regularly carry out risk assessments of blocks of flats, estates, and business, in order to give managing agents and landlords knowledge of any fire risks or health and safety hazards. Risk assessments are an essential tool in complying with Health and Safety Legislation and must be kept up to date. We offer a comprehensive report which identifies any risks and suggests appropriate steps for their rectification.

Fairclough and Company are experienced at producing stock condition surveys for a portfolio or an individual property. The stock condition report can then be extrapolated up to provide a useful planned maintenance report to help managers/owners to budget for future repairs and to programme in maintenance to keep their property/stock in the best possible condition, as well as to financially budget for maintenance. (A stitch in time saves nine!) Our report can be used as a starting point to maintain a property, as long as the property is regularly inspected and the report updated accordingly. We also undertake quinquennial inspections and reports for churches.

Project Management & Architectural Services

Fairclough and Company can assist you in planning your extension or home alterations, or in alterations to a place of business. We can help from the start to finish of a project.

We regularly produce drawings for the purpose of extensions or loft conversions, as well as property alterations, property conversions, Listed Buildings repairs and alterations, or for projects as simple as driveways. We can help from the very start of your project, from giving advice on the feasibility of your ideas, to producing designs and drawings, helping you obtain Planning Permission or Building Regulation approval.

We can produce schedules of work to help you find a suitable contractor for any work you are planning to carry out. We have a wide range of local contractors who we can send tenders out to, in order to help you make your decision. We can undertake this as part of Contract Administration work, or separately, and are willing to do this for either small or large projects.

We have extensive experience acting as Contract Administrators for a variety of clients and projects. If we acted as Contract Administrators for your project we would place your chosen contractor under a suitable JCT contract and will then organise Certificates for Payment on your behalf. This service aims to make property extensions or alterations as easy as possible for you, and to help the project run smoothly.
