Fairclough and Company regularly produce schedules, risk assessments, and maintenance reports to help clients, whether they are carrying out an extension or internal alteration, or are a landlord or managing agent.


Schedules of Dilapidations


Fairclough and Company have many years of experience dealing with all aspects of dilapidations, acting for either the Landlord or the Tenant.


We can assist in the following ways:

  • Determining and explaining Lease covenants and obligations
  • Taking and preparing schedules of dilapidations
  • Preparing priced Scotts schedules
  • Advising Tenants and Landlords on the best way to proceed.
  • Following the dilapidations protocol and RICS guidance notes.
  • Negotiating financial settlements for either Landlord or Tenant.
  • Advising in respect of VAT status.
  • Arranging for repair and decoration work to be undertaken.


Schedules of Condition


Fairclough and Company regularly undertake schedules of condition, which are usually used for either:


  • Party Wall Procedures: To record the current condition of an adjoining property prior to works being undertaken to the party wall or adjacent excavations for extensions being dug.
  • Prior to a Tenant taking a Lease on a commercial property. This records the current condition and produces a schedule that is suitable to be attached to a Lease to limit future dilapidation claims.


Schedules of Work


We offer to undertake schedules of work to help you find a suitable contractor for any work you are planning to carry out. We have a wide range of local contractors who we can send tenders out to, in order to help you make your decision. We can undertake this as part of Contract Administration work, or separately, and are willing to do this for either small or large projects. For more information, please see Project Management.


Risk Assessments


Fairclough and Company regularly carry out risk assessments of blocks of flats, estates, and business, in order to give managing agents or landlords knowledge of fire risks and health and safety hazards. This services aims to provide peace of mind and highlight possible hazards so that you can rectify them.


Risk assessments are an essential tool in complying with Health and Safety Legislation and must be kept up to date.


We offer a comprehensive report which identifies any risks and suggests appropriate steps for their rectification.



Planned Maintenance Reports


Fairclough and Company are experienced at producing stock condition surveys for a portfolio or an individual property. The stock condition report can then be extrapolated up to provide a useful planned maintenance report to help managers/owners to budget for future repairs and to programme in maintenance to keep their property/stock in the best possible condition, as well as to financially budget for maintenance. (A stitch in time saves nine!)


Our report can be used as a starting point to maintain a property, as long as the property is regularly inspected and the report updated accordingly. We also undertake quinquennial inspections and reports for churches.
